Chapter 8: Control Your Asset Info or Someone Else Will…

Today we’re talking about something most homeowners overlook completely.

Public information.

Algorithms.

And the uncomfortable truth that if you don’t control the data about your home…

Someone else will.

Before you ever list.
Before you ever negotiate.
Before you ever speak to a buyer.

There is already a story being told about your property.

The eye in the sky.
The interwebs.
The algorithm.

They are dispensing what they think they know about your home.

The question is:

Is it accurate?

And more importantly…

Does it work in your favor?


CORE IDEA — THE MARKET IS WATCHING YOU

So far we’ve talked about:

  • Pre-inspections
  • Seller disclosures
  • The Three Lists That Rule Them All
  • Proper mindset

Now we zoom out.

Because your home already exists in the public sphere.

County tax records.
Plat maps.
Historical sales data.
Automated valuation models.

And those feeds syndicate outward into:

  • Zillow
  • Trulia
  • Redfin
  • Realtor.com

If you haven’t looked at your property online recently…

You may not like what you see.


STAGE 1 — COUNTY RECORDS (YOUR FOUNDATION)

Start with your foundation.

Go to your county or parish property records website.

Search your address.

Download everything available.

Save it to your Due Diligence folder.

That is the data feeding the machine.

You’ll typically find:

  • Assessed value
  • Tax rate
  • Lot size
  • Recorded square footage
  • Legal description
  • Deed copy
  • Sometimes a plat

That’s the baseline.

And here’s something important:

If your house is “actually bigger” than the county shows, don’t go to war with the courthouse.

That number is tied to your tax basis.

Some beasts you let lie.

But you absolutely need to know what’s out there.

Because buyers will see it.


HOW A $100 INVESTMENT HAD A $30,000 RETURN

Let me tell you a story.

I once met with a couple to sell their property.

County records showed their home at 2,965 square feet.

The owner had built the home and believed it was 3,089 square feet based on original plans.

There was a discrepancy.

Which number do you use?

The county?
The builder’s recollection?

Confidence erodes quickly when square footage is fuzzy.

So I counseled them to make a $100 investment.

Hire a licensed appraiser to measure the home for marketing purposes.

The measurement came in at 3,181 square feet.

That’s 216 square feet more than the courthouse record.

In that neighborhood, homes were selling around $148 per square foot.

Let’s stay conservative and say $140 per square foot.

216 × $140 = $30,240.

A $100 measurement potentially increased perceived market value by over $30,000.

Good data pays.

When you need clarity on your asset, eliminate doubt.

Because doubt kills leverage.


STAGE 2 — YOUR PAST APPRAISAL (AUTHORITY)

If you purchased with a mortgage, you paid for an appraisal.

You own that document.

Find it.

Inside that appraisal is:

  • Professional measurement
  • Condition notes
  • Comparable sales
  • Adjustments
  • Photos
  • Sketches

The value conclusion may be outdated.

But the measurement?

Extremely valuable.

Here’s the credibility hierarchy:

  1. Licensed Appraiser
  2. County Record
  3. Agent Measurement
  4. Seller Estimate

If you say “2,100 square feet,” people assume rounding.

If you say “2,086 square feet per licensed appraisal,” that carries authority.

If you cannot locate your old appraisal, it may be worth paying for a fresh measurement.

That’s not an expense.

That’s equity insurance.


STAGE 3 — CLAIM YOUR HOME ON THE PORTALS

Now we step into the modern battlefield.

Zillow.
Realtor.com.
Redfin.
Trulia.

These are not search engines.

They are perception engines.

And perception influences price.

If you do not claim your home, the algorithm operates without your input.

The process is simple:

  • Create an account
  • Search your address
  • Click “Claim This Home”
  • Verify ownership
  • Unlock the owner dashboard

Once inside, you can:

  • Correct bedroom and bath counts
  • Update square footage
  • Add remodel details
  • Note roof, HVAC, windows
  • Influence automated value models

If the algorithm doesn’t know about your upgrades…

It will price you like you never made them.

Buyers anchor psychologically to those automated numbers.

Baseline perception matters.


THIS IS STEWARDSHIP, NOT MANIPULATION

You are not inflating.

You are correcting.

You are aligning public data with reality.

If this is your greatest investment, leaving inaccurate data floating online is negligent.

Strong word?

Yes.

Accurate word?

Also yes.

Information precedes valuation.
Valuation precedes negotiation.
Negotiation determines equity.


STRATEGIC TIMING

Do this months before you list.

Better yet, do it when you buy.

Because once you go Active:

Buyers screenshot.
They analyze history.
They compare changes.

If you update data the week you list, it looks reactive.

If you’ve controlled your data months in advance?

It looks stable.

Intentional.

Credible.


ACTION STEP

Here is your assignment:

  • Download your county property record
  • Locate or request your past appraisal
  • Invest in professional measurement if needed
  • Create accounts on Zillow, Realtor.com, Redfin
  • Claim your home
  • Audit every data field
  • Correct inaccuracies
  • Add documented improvements
  • Save documentation in your Due Diligence folder

Control the narrative.


BIGGER PICTURE

You are not just preparing a house for sale.

You are managing an asset.

Assets have:

Data trails.
Public footprints.
Algorithmic reputations.

Take control of yours.

Because if you don’t…

The algorithm will price you.
The portals will describe you.
Public records will define you.
